Budget and Finance

PMI assists the board in developing, adopting/approving and managing the budget for the association. We handle the day to day management of the association’s finances, which includes accounts receivable, accounts payable, reconciliations, and collection on delinquent accounts. We alert the board when expenses are heading over budget and any other financial variances (underperforming or over performing budget line items). We also manage the reserve account balance for capital expenditures and contributions.

Complex Communication

PMI initiates communication between the board and the association’s vendors, homeowners, internal board members, and local government. These can often be complex and require diplomacy, experience, and transparency. Let us handle the nuances and complexity of these communications so you don’t have to.

PMI does the work (research and presentation of findings) so all the board has to do is make a decision. We then carry out the decision.

Enforcement of Rules and Regulations

PMI helps the association, if they don’t have one, to develop a uniform enforcement policy. This creates a non-biased way to uphold and enforce governing documents.

Personal Liability

We assist the board in procuring advice from subject matter experts in the decision-making process to mitigate the legal risks of the board. We will audit and review the association’s Directors and Officers Insurance Policy to make sure the board is fully covered.
